 THE EXTENT OF HIS FUNCTIONS

The area in which the real estate administrator is very wide and it is neither static nor out-dated as its evolution is determined by the same vertiginous rhythm as that of modern human relationships.

LETTING SERVICES (Single ownership)
Services provided:
  • When taking charge of letting operations:
    • Obtaining information about the tenant.
    • Obtaining ertificate of occupancy.
    • Obtaining certificates for provision of services.
    • Drawing up contracts.
    • Registration and certification of contracts (constitution of legal bond).
    • Monthly rent collection on the owner´s behalf.
    • Updatinf rents according to :
      • Cost of living index variations.
      • Effects of contributions, rates, taxes...
      • Differences in assessed value.
      • Improvements or repairs carried out...
  • If no rents have to be collected, work done on the owner´s behalf:
    • General maintenance of the property.
    • Effecting payment of any bill´s which may arise in connection with the property.
  • Observance of any modifications ocurring in municipal or any other regulations which could affect the property when enforced.


SEASONAL LETTING

Work involved in seasonal leeting (administration of holiday accommodation), either on the coast or inland.

Services provided:
  • When the dwelling is let, that is, whwn it is occupied :
    • Drawwing up contracts.
    • Contracting services such as, laundry, cleaning, meter inspection.
    • Inventory control.
  • After occupation, that is, when the dwelling is vacant:
    • Vigilance and maintenance of elements belonging to property.
    • Settling any possible payments relating to property (land tax, rates, taxes in general, electricity, water, gas (supplies in general...).


ADMINISTRATION OF BLOCKS OF APARTMENTS (ASSOCIATION OF PROPIETORS-JOINT OWNERSHIP)

Services provided ( Art. 20 of the Law of Horizontal Property:
  • To ensure proper management of communal business.
  • To ensure that installations and facilities are attended.
  • To prepare a budget for estimate expenses.
  • To suggest the methods required for dealing with expenses and distribution of the said expenses among the co-proprietors.
  • To ensure upkeed and maintenance of the property.
  • To adopt any emergency measures required and to inform the Chairman or the Managing Board of his actions.
  • To settle or collect any payments required.
  • To act as secretary, if required, and to be the custodian of the community documentation.
  • To perform any other functions that the Managing Board may request.
In the same way he may also participate in:
  • Preparation of the statues of the association of proprietors.
  • Preparation of the internal regulations of the association of proprietors.
ADMINISTRATION OF BUILDING UNDER CONSTRUCTION

These are associations of various persons for the purpose of purchaising a plot in order to construct a building on it, and who jointly finance the cost independent of whether or not it is for personal use or for sale.

Services provided:
  • To indicate a budget for estimated construction costs.
  • Distribution of quotas.
  • To ensure correct observance of the work plan and to control expenses.
DEVELOPMENTS
  • COMPENSATION BOARD ASOCIATIONS
    • Carrying out administrative work corresponding to the Board(execution of the projected budget and preparation of the rules governing payment of ordinary and extraordinary quotas, control of expenses involved, collecting of quotas, liquidations...)
  • PRESERVATION ASSOCIATIONS
    • Preservation of work already carried out in developments and maintenance of public installations and facilities.
  • Other co-property associations permitted, or occasionally imposed by the rules of urban legislation.
